The perfect extension checklist for any builder or home owner extending a house is our week by week extension planner. This list gives an overall idea of the steps to follow and will help anyone taking on an extension project to make sure the works run smoothly. Staying on schedule means staying in budget as well. This extension planner will help keep the process on track.
It’s very useful if you are planning a single storey extension, including a kitchen or a double storey extension.
WEEKS & DAYS BEFORE THE START DATE
Planning Permission: prior to work starting apply to planning permission, if required.
Building control: submit an application to your local Building Control department
Party Wall Agreement: Begin the party wall agreement process if your extension will affect the party line.
Organise the hire: of plant, machinery, toilets, etc.
Renovations Insurance to be in place
Neighbours: let neighbours know that work is about to start.
Deliveries: arrange access for delivery lorries.
Skips: decide where skips will be placed.
Trade discounts: use accounts with your local builders’ merchants.
Orders: check delivery times for materials and order for specific dates.
Before start date: Notify Building Control that work is starting.
Storage: Clear space to store materials on site.
Utilities: Ensure water and electricity will be available for cement mixing and plastering other tasks.
Positioning: Make second-fix decisions, such as the positions of lights and sockets.
EXTENSION PLANNER WEEK 1
Clear access to the site.
Materials like bricks, blocks, insulation and other building materials delivered and stored safely close to where they will be needed.
Hire a mixer and digger.
Particularly if there are small children, make sure the site is safe.
Start using this checklist onsite starting with 1st week of the extension project.
EXTENSION PLANNER WEEK 2
Work starts with digging up foundations.
Building Control visit on site to approve the foundations.
? If unforeseen need for reinforcements appears, these will be laid within the foundations and might need to be discussed/priced separately in accordance to the amount of extra labour and materials needed.
Within the foundation there will be laid the pipework, drainage and services. Concrete footing will be poured in and levelled.
Again Building Control will visit the site to approve the execution of the foundations.
EXTENSION PLANNER WEEK 3&4
Damp-proofing course to be built up by bricklayers.
Concrete lintels will be inserted into the brickwork, if required.
Before damp-proofing membrane is put down, sand will be laid.
Insulation will be fitted.
The floor concrete slab will be poured.
Another inspection from Building Control.
EXTENSION PLANNER WEEK 5
Check that the delivery has been done for lintels, door and window frames and wall ties.
Blockwork and brickwork will be built.
Builder will fit cavity wall insulation.
To fix the new walls to existing ones, wall ties will be inserted.
Lintels for windows and doors will be fitted.
As the walls are built, door and window frames will be inserted.
Keep using and checking off this list.
EXTENSION PLANNER WEEK 6
In week 6 internal walls will be built.
As windows, doors and roof tiles sometimes have lead times of up to five weeks, make sure you have ordered
Schedule carpenter to be ready for the next week and make sure all materials, including lead are ready.
EXTENSION PLANNER WEEK 7
The carpenter will start building the extension roof structure or install prefabricated roof trusses.
Rooflights or dormers will be created and fitted.
EXTENSION PLANNER WEEK 8
Builder will cut roof battens and will fit over the membrane.
Tiles/slates, ridge tiles and valley tiles along with finishing details like flashings will be laid.
Builder will prime, stain and paint fascias, soffits and verges.
The floor screed will be laid.
EXTENSION PLANNER WEEK 9
WINDOWS AND DOORS
If required external rendering will be completed.
Windows and doors will be fitted into already fitted frames.
Builder will fit guttering and drainpipes.
To be completed: first-fix carpentry, plumbing and electrics.
Studwork walls will be built including door linings and pipes inside.
EXTENSION PLANNER WEEK 10
To seal off the extension from the rest of the house.
Steels and padstones will be put in place.
Builder to make good wall joins.
EXTENSION PLANNER WEEK 11
On the existing internal walls insulation will be placed between battens.
Plastering will be done and you must allow around a week for it to dry before decorating.
EXTENSION PLANNER WEEK 12

Second-fix electrics: sockets, switches and lights will be fitted.
Second-fix plumbing: taps will be installed and other connections completed.
Flooring and splashback will be laid.
Kitchen units will be installed.
EXTENSION PLANNER WEEK 13
Report any problems (leaks, electrical problems, heating system issues, or sticking doors and windows) to get them sorted as soon as possible.
